Veteran Housing Development Joint-Venture

Garrison For Veterans is seeking Veteran housing development partnerships. Our development experience primarily includes new construction and historic adaptive reuse for multi-family Veteran housing.

 

Our Capabilities Include:

  • Site evaluation and selection

  • Drafting responses to solicitations

  • Preparation and submittal of Tax Credit applications

  • Feasibility analysis

  • Pre-development due diligence

  • Zoning, entitlements, permitting and approvals

  • Real Estate Development Management

  • Development Financing

  • Redevelopment/Adaptive Reuse

  • Urban Infill

  • Quality Assurance

  • Negotiations

  • Contractor bidding, selection, and management

  • Architect & Engineer selection, coordination, management

  • Supportive Service coordination and management

  • Asset management

  • Disposition/Recapitalization

GFV's focus is to extend our experience, expertise, and operational capability to increase the supply of Veteran housing and lower exposure to risk. We have a strong track record of working with Tax Credit and Housing Developers, Investors, Non-Profits such as Faith-Based and Veteran Service Organizations, Public Housing Agencies, Veterans Accountability and Treatment Courts, military Veterans, and private land owners.  Together, we can end Veteran homelessness.

Partnership Criteria

GFV seeks partnerships with individuals and organizations that can contribute at least one or more of the following:

  • Site availability through real estate asset ownership 

  • Capital resources for pre-development expenses 

  • Rental Assistance Subsidies

  • Affordable housing and Tax Credit development experience

  • High-quality Veteran supportive services

  • ≥$5M net worth and/or ≥$1M in liquidity
